About the role

We are seeking a Fit-Out & Operation Assistant Manager to join our team in Balikpapan Kota, East Kalimantan. This is a full-time position that plays a crucial role in overseeing the fit-out activities and operational management of our retail and property development projects. The Assistant Manager will report to the Fit-Out & Operation Manager and be responsible for ensuring that fit-out projects are executed efficiently, on schedule, and within budget, whilst maintaining high operational standards across our properties. This role is integral to the success of our projects and directly impacts client satisfaction and project profitability.

Key responsibilities

• Lead and oversee fit-out and mall operational activities to ensure readiness, functionality, and compliance with company standards.

• Develop and implement operational procedures, fit-out guidelines, and service standards for tenants and contractors.

• Managing contractor and vendor relationships, including scheduling, performance monitoring, and quality control

• Preparing and monitoring project budgets, tracking expenses, and identifying cost-saving opportunities

• Conducting regular site inspections to ensure work progress aligns with project timelines and contractual requirements

• Liaising between clients, contractors, architects, and internal teams to ensure clear communication and coordination

• Prepare operational reports, evaluate performance, and provide strategic recommendations to management.

• Maintaining comprehensive project documentation, including progress reports, inspection records, and contract files

• Identifying and resolving operational challenges and potential delays in a timely manner

• Assisting in the development and implementation of operational policies and procedures for retail properties

• Supporting health, safety, and environmental compliance on project sites

• Providing administrative support to the Fit-Out & Operation Manager as required

What we're looking for

• Bachelor’s degree in Civil Engineering, Architecture, Building Management, or related field.

• Minimum 5 years of experience in mall operations, fit-out, property management, or commercial building management.

• Proven experience leading a team and managing contractors, tenants, and multiple stakeholders.

• Strong knowledge of fit-out, mall operations, building regulations, and operational standards.

• Strong leadership, decision-making, communication, and problem-solving skills.

• Excellent organisational and time management skills with the ability to manage multiple projects simultaneously

• Strong communication and interpersonal skills with the ability to work effectively with diverse stakeholders

• Attention to detail and a commitment to maintaining high quality standards

• Problem-solving abilities and a proactive approach to identifying and resolving issues

• Knowledge of Indonesian building codes and property development regulations is highly desirable

• Willing to be based in Balikpapan.
